Mobile Home Insurance

Mobile Home Insurance in Florida is a specialized insurance policy designed to protect manufactured, modular, and mobile homes from risks such as hurricanes, flooding, theft, fire, and liability claims. For these reasons (and more), the right insurance coverage is essential to safeguard your home and personal property. In addition, some mobile home parks or HOAs may have specific insurance requirements for residents.

Mobile Home Insurance Coverage Types

Mobile home insurance offers similar protections as traditional homeowners insurance policies but focus on the unique risks faced by mobile and manufactured homes, which may be more vulnerable to windstorms, floods, and fire.

Types of Mobile Home Insurance

Unlike standard homeowners insurance, mobile home policies take into account the structural differences and mobility of these homes.

Dwelling Coverage

Pays for repairs or rebuilding if covered events like fire, windstorms, hail, or vandalism damage your mobile home. Depending on the plan, hurricane and windstorm coverage may also require separate deductibles.

Please note that standard dwelling coverage will not protect you from flood damage. This requires a separate policy.

Personal Property Coverage

This policy protects the personal belongings inside your mobile home (furniture, electronics, clothing, etc.) from risks like theft, fire, or storm damage.

Liability Coverage

This coverage covers legal expenses, medical bills, and damages if someone gets injured on your property or if you accidentally damage someone else’s property.

Hurricane & Windstorm Coverage

In Florida, hurricane coverage is critical. Some insurers may include it in the base policy, while others require an endorsement. Sometimes, a hurricane deductible–often a percentage (typically between 2–5%) of your home’s insured value–is part of the policy.

Flood Insurance (Separate Policy Needed)

Standard mobile home insurance does NOT cover flood damage. For this reason, all Florida residents should purchase a separate flood policy, especially if they are located in a flood-prone area.

Optional Add-Ons for Mobile Home Coverage

  • Replacement Cost Coverage–Pays the full cost to replace your home or belongings without deducting for depreciation.
  • Trip Collision Coverage–Protects your mobile home while being moved.
  • Water Backup Coverage–Sewage and drain backups are more common in mobile homes. Therefore most standard policies do not cover damage caused by them and require additional coverage.
  • Additional Living Expenses– If your mobile home becomes uninhabitable due to a covered event, this coverage pays for temporary housing, meals, and other expenses until you can get back on your feet.
  • Other Structures Coverage– Some plans do not include detached structures on your property, such as garages, sheds, carports, or decks. This may require a separate plan or a rider.
